12600 Featherwood Drive was purchased by Fund I in late 2015 as a traditional valueadd office investment. The strategy was to increase occupancy, drive rental rates, and improve the building’s overall leasing appeal and aesthetics. Despite the worst office market in Houston’s recent history, Partners was able to increase NOI 56% in 30 months and generate a 21% IRR for the Fund I LP’s.
