Partners Capital’s Funds target assets in the Houston, Austin, San Antonio, and Dallas markets. The Partners Capital team leverages its network and experience in Texas’s big cities to capitalize on market inefficiencies and off-market deals.

  • Conservative Financing Strategy

    Utilizing prudent and conservative debt strategies with all acquisitions is critical to managing overall risk while maximizing investor cash yields. All investments are financed with non-recourse debt with a maximum loan to value of 65-70% and fixed-rate whenever possible. Strong relationships with local and national lenders allows our team to obtain competitive debt terms tailored to each asset.

    With each acquisition, our team carefully tracks product type, market, and overall deal risk diversification and how each asset fits within the overall fund portfolio.   • Andrew Pappas


    Andrew Pappas is the Director of Partners Capital, as well as a Partner with NAI Partners. Andrew is responsible for building a platform that allows its investors to capitalize on NAI’s extensive market knowledge in order to generate attractive, risk-adjusted returns. Prior to joining NAI Partners, Andrew served as Vice President at Vista Private Equity Group in Houston, Texas. While at Vista, Andrew directly worked on a multitude of retail, office, medical office, build-to-suit, and ground-up development real estate transactions as well as traditional private equity investments totaling over $300 million in transaction volume.

  • Kelli Walter, CPA

    Senior Vice President - Asset Management

    Kelli Walter is the Senior Vice President of Asset Management for Partners Capital. Kelli plays a major role in the growth of the portfolios and the execution of the investment strategy. Prior to joining the team, Kelli served concurrently as Chief Financial Officer and Chief Operating Officer for Voss Capital, where she oversaw fund operations, treasury, investor relations and compliance, and led many transformational efforts to institutionalize Voss. Kelli also brings to the team many years of experience in corporate finance from her tenure at multiple publicly traded oil and gas firms.

  • Adam Hawkins

    Vice President - Acquisitions

    Adam Hawkins is the Vice President of Acquisitions for Partners Capital. Adam plays a key role in creating deal flow and supporting the acquisition platform for the Investment Fund. He is also actively involved in financial underwriting, due diligence, dispositions and fundraising. Adam graduated Summa Cum Laude with a Bachelor of Business Administration in Finance from Texas A&M University.

  • Donna Lanier, CPA


    Donna Lanier, CPA, is Controller of Partners Capital. Donna previously worked at Allen Harrison Company in Houston, Texas as SVP of Accounting and HR. While at Allen Harrison she was responsible for financial statements, taxes and reporting for their Investment Funds and multiple real estate entities. She was intricately involved in the acquisition, development, construction and management of real estate ranging from $30 – 70 million. Prior to AHC, Donna provided Controller and CFO services to privately held and start-up companies. Her real estate experience includes multifamily and commercial property management, international land development, finance, construction, investment and asset management.
